Young Homes is planning a 22-plus-acre residential project a block away on Foothill and Hemlock with more than 130 new homes and 110 apartments, according to San Bernardino County Planning documents. Robert Gibbs, President of Etiwanda Development, says the company expects to open the new center in early 2006. Gibbs' firm has completed a number of other projects in the area, including industrial and self-storage buildings.
The 30,000-sf development is taking shape on 2.6 acres at 14725 Foothill Blvd. The center consists of a 20,000-sf building of inline retail stores with two end caps, including one end cap location with outdoor patio seating. The project also includes two pads: a 5,540-sf retail pad and another, which is fully entitled for a fast-food drive-through.
Foothill Village's leasing team includes Russell and Thomas Tway, who say they plan to target fast-food and quick-serve restaurants. Asksing lease rates are $1.75 triple net, plus CAM. Fontana-based Etiwanda is the developer and the general contractor. William Fox Group of Ontario is the project architect.
