ProLogis and Mohawk Industries were represented by Paul Earnhart of the Ontario office of Lee & Associates and Chris Coyte of Lee's Newport Beach office. Terms of the deal were not disclosed, but asking rates for space in warehouses of 100,000 sf or more in the Inland Empire have been running in the mid 30-cent range, triple-net.

Mohawk, which is one of the world's largest manufacturers and distributors of floor coverings and related accessories, also leases space from ProLogis in San Antonio, Miami and St. Louis. ProLogis is one of the largest owners of distribution space in the Inland Empire, with more than 35 facilities totaling nearly 13 million sf. Its other tenants in the Inland Empire include Solo Cup, Black & Decker, Unilever, Skechers, Big Lots and Volkswagen.
