The mortgage firm was represented by Steve Kolsky, Mike Arnold and Ben Stapleton of Newmark Pacific, with the landlord, Legacy Partners Commercial Inc., represented by Steve Solomon and Craig Meyer of Trammell Crow. The office is a new location for GreenPoint, which has been expanding and has enlisted Newmark Pacific to identify and lease locations.

The transaction marks the third regional office Newmark Pacific has negotiated for GreenPoint Mortgage Funding in Southern California, where the mortgage firm also has space in Santa Ana at 6 Hutton Center Drive and in Woodland Hills at 21820 Burbank Blvd. Kolsky says that GreenPoint selected 898 N. Sepulveda for the attractive economics offered by the building owner as well as its strategic location near LAX and major freeways.

In the Culver City transaction, URi Inc. has signed for the entire 9,305 sf of offices at 3542 Hayden Ave., with Kolsky, Arnold and Dan Haimoff of Newmark Pacific representing the ad firm in the five-year deal. The landlord, -Samitaur Constructs, was represented by Seth Wellish of First Property.

The two-story 3542 Hayden building will serve as the corporate headquarters for URi, which is relocating from 8750 Wilshire Blvd. in Beverly Hills. Terms of the URi and GreenPoint leases were not disclosed. Asking rents are about $2 per sf per month gross at 3542 Hayden and range from $1.65 to $195 per sf per month full service gross at 898 N. Sepulveda.
