The project isn't without controversy, as it required the demolition of the 5,000-sf, 170-year-old Bartleson Mansion. After a two-year fight by various local groups to save the mansion, local officials determined that the building was unsafe, leading to its demolition earlier this month.

The project has been in the works since 2003 when Bernstein bought the mansion and its site. The final site plan is a scaled back version of the 49,000-sf building originally proposed. The new building will contain what Bernstein terms "upscale" space. Target tenants include professional firms, such as law firms, accountants and the like, according to Bernstein.
