ET Wholesale, a rim and tire distributor, took 31,060 sf at 12003 Corporate Dr. with a four-year pact, Dan Lawson with Dallas-based Proterra Properties Inc. tells GlobeSt.com. Just two weeks ago, Beach Manufacturing Inc., which manufactures auxiliary diesel tanks for rigs, moved into 11,540 sf for a 40% expansion of its footprint in Perimeter Industrial Park. He says the firm inked a three-year pact for a spot right across the street from its main hub.
Lawson says the sweet spot of the double deals is the building's only been empty two months. "Both needed space quickly," he says. The Proterra-owned building was on the market for $2.50 per sf net. Sandy Kee with Kee Commercial in Dallas represented ET Wholesale. The Beach deal was sealed with direct negotiations.
