PLYMOUTH MEETING, PA-Wilmington Finance Inc. will maintain its headquarters here with the extension of its lease for 71,612 sf at 401 Plymouth Rd. It will relocate the retail division of its Pennsylvania operations from its headquarters here to 27,405 sf at 501 Office Center Dr. in nearby Fort Washington.
Locally based Brandywine Realty Trust owns both buildings. Senior leasing agents Melissa Meyer and Keith Oldt represented Brandywine. Peter Talman of the area office of Staubach Co. represented the tenant.
Terms and rental rates were undisclosed. The average asking rental rate for class A office space here and in Fort Washington is $24.04 per sf, according to second-quarter 2005 data from the Philadelphia office of Cushman & Wakefield. The overall office vacancy rate, according to the same report, is 20.4%, and the direct vacancy is at 16.3%.
The 401 Plymouth Rd. property is a 200,000-sf, class A office building completed in December 2001. It has a conference center, fitness center and internet and fiberoptic connectivity. The Fort Washington facility also provides high-speed internet access. Wilmington Finance is an affiliate of American General Financial Services and a member of AIG, the US-based international insurance and financial services company.
