FONTANA, CA-A partnership between a subsidiary of LNR Property Corp. and LC Empire LLC, one of the Lewis Group of Cos., has kicked off construction on a 198-acre project called Sierra Business Park that is planned for 4.5 million sf at build-out. The developers estimate a three-year build-out for the project, which will include both build-to-suit and spec buildings. LNR and Lewis, whose partnership includes the City of Fontana, will market the warehouse-distribution and manufacturing buildings both for sale and for lease, with Joe McKay of the Ontario office of Lee & Associates as the listing agent. The new development, at the southeast corner of Sierra and Slover avenues, is planned to accommodate 15 buildings ranging in size from 36,000 sf to more than one million sf. The development site is about a block south of the I-10 Freeway, between the I-15 and I-215 freeways. The new business park joins a growing list of industrial and commercial projects, land and property sales, leases and other commercial real estate transactions that have been announced or begun in Fontana lately. Among them have been the signing of an 849,000-sf warehouse lease by flooring products manufacturer Mohawk Industries, the awarding of a $39-million contract for a new library in Fontana and the groundbreakings for two new shopping centers of 100,000 sf and 30,000 sf. Contractor for the infrastructure construction at Sierra Business Park is Oltmans Construction of Whittier. The project is being designed by GAA Architects of Irvine, with Huitt-Zollars of Ontario providing civil design. LNR Property Corp.'s Commercial Property Group is headquartered in Newport Beach. The Lewis Group of Cos., based in Upland, is one of the Inland Empire's largest builders of master-planned communities, including retail, office, industrial and multifamily projects.
