DxCG will relocate from about 5,000 sf at 25 Kingston St to the 20-story building in September under a four-year sublease that gives the company a larger floorplate in a class A office building in the Financial District at a leasing rate below that of comparable properties, Peter Farnum, a principal with locally based Trammell Crow Co., tells GlobeSt.com. Although terms of the lease were not released, Farnum the building rents in the high $20 per-sf to $40 per-sf range depending on location.

"The building is a good alternative for tenants who want to be in a class A building but don't want to pay the class A rates of downtown," Farnam notes, adding that the 271,980-sf building, which was developed in the 1980s, is within walking distance to Downtown Crossing, Post Office Square, Boston Common and the Boston Waterfront. Farnum and Jim Boyle, also with Trammell Crow, negotiated for the tenant, while Larry Epstein, assistant vice president of Meredith & Grew represented the sublandlord, AIG.
