The deal spreads the Starbucks' team across three floors at 6116 N. Central Expressway. The 13th floor, now being retooled, will be ready to occupy in the coming weeks, says Sabine Gaedeke Stener, president of Dallas-based Gaedeke Group LLC. She tells GlobeSt.com that talks lasted at least four months due to talks about reconfiguring the tenant's space and redoing the 13th floor, which has been empty about a year. The firm will continue to fill portions of floors seven and 12.

The Starbucks lease takes the 15-story, 195,550-sf building to 80% occupancy. Gaedeke Holdings II Ltd. had in-house brokers Belinda Dabliz and David Hughes negotiate the pact with tenant representative Riis Christensen with Transwestern Commercial Services' Dallas office. Expressway Tower's quoted rate is $16 per sf, full service.

Stener says the deal was timed to coincide with the expiration of the Seattle-based tenant's existing pact. The office supports more than 180 retail locations in Texas.
