Ground will be broken this fall, with completion scheduled for April 2009. In addition to the housing, Vallagio will include 18,000 sf of commercial space and 22,000 sf of service retail such as a bank, coffeehouse, wine store, and restaurants. It also will include 240 condos, 84 lofts, 111 row townhomes and 34 golf villas. A pedestrian bridge directly connects the neighborhood to the Dry Creek light-rail station.

"The beauty of Vallagio Inverness is that on a weekday morning residents will have the ability to grab a cup of coffee and a newspaper and walk over to the light-rail station to catch a train to downtown," says Metropolitan Homes chief executive officer Peter Kudla. "We have done extensive research into the wants and needs of a variety of homebuyers."

He says there is a "tremendous demand" for this type of high-density, transit- oriented development. "Vallagio has the important goal of reducing the time people spend in traffic, providing easy access to downtown Denver and its amenities," Kudla says.

Metropolitan Homes has partnered with Inverness Hotel and Conference Center to tailor membership packages for Vallagio residents. The benefit packages focus on dining, golf, fitness and other hotel-related amenities. The landscape architect is Nuszer-Kopatz; the commercial mixed-use architect is Meeks & Partners; the residential units are being designed by Kephart Architects; Mulhern MRE Inc., is in charge of engineering planning and design; and Sullivan Hayes is the commercial brokerage firm for the development.
