Gordon Messinger, senior commercial associate in Miami-based Terranova Corp., represented the owner, the Realty Associates Fund V LP, which is a fund of Boston-based T.A. Realty Associates, and was the sole broker in the Ecometry deal. "It was an opportunity to lock the tenant in longer term," he says, adding "activity in this market, which competes with the North Boca area, is increasing significantly."

Ecometry occupies more than half of the 97,198-sf building, which Messinger says is currently 75% occupied. It is one of three buildings, aggregating 240,000 sf in the park, and Messinger says they are class B+ properties. The average asking rate, he says, is $15 per sf, triple net. Leasing and management of the park was turned over to Terranova in 2003.
