Aviation Firm Expands In $6M Buy

Corbin and Kevin Tamura of GVA Daum represented HRD in the transaction, which was one of two industrial purchases recently by owner-users in L.A. County submarkets. In the other, DCH Auto Group, owner of numerous dealerships nationwide, acquired a 50,200-sf industrial property in Simi Valley for $5 million for a service facility.

HRD Aero Systems, which overhauls aircraft fire extinguishers and related emergency equipment, is consolidating its operations into the W. Avenue Stanford facility from three other locations in the Valencia area, according to Corbin. Todd Lorber and Chris Jackson of Grubb & Ellis represented the sellers of HRD's new facility, M.A. Capital Partners.

The new HRD Aero headquarters is a concrete tilt-up structure on approximately four acres. The building features dock high and ground level loading, 12,855 sf of office space, 16-foot minimum interior clearance and on-site parking for 140 cars.

In the Simi Valley transaction, DCH Auto Group, whose dealerships include DCH Toyota of Simi Valley, bought a property at 625 E. Cochran Ave. from Verona Group LLC. Adam Comora of Van Nuys-based Delphi Business Properties Inc. reports that DCH Auto Group plans a Spring 2006 occupancy of its new facility, following substantial building improvements, including installation of new service bays specially designed for automotive use. DCH is expected to relocate service activities currently conducted at its Simi Valley dealership to the new site.

Comora represented Verona Group LLC, with Todd Folger of the Staubach Co. representing the buyers. Comora also represented the sellers in their original acquisition of the property in January of this year.

DCH's new service facility is a concrete tilt-up structure featuring dock high loading, 22-foot minimum interior clearance and on-site parking. DCH has 27 dealerships in Southern California, New Jersey and New York with total sales exceeding $1 billion annually.
