Peter Farnum, a principal with Trammell Crow Co. who brokered the deal for the tenant along with colleague Alison Cavanaugh-Leo, tells GlobeSt.com that the firm selected the 15-story building at 699 Boylston St. because of its Copley Square location and the availability of future expansion space. "They wanted to stay in the Back Bay because of its access to public transportation and its many amenities," says Farnum. The building's owner, Lawrence Ruben Co., was represented by Jennifer Daniels, with Spaulding & Slye Colliers.

Terms of the lease were not available but Farnum said the 211,000-sf building generally rents in the high $30 per-sf price range. The property, located at the corner of Boylston and Exeter streets, is approximately 98% occupied by tenants that include Morton's Restaurant, International Data Group, the Massachusetts Software Council and Biking Mortgage Co.
