To guarantee the close, AmeriCredit signed a 12-year lease for 4001 Embarcadero Dr., a three-story building housing the operations center for the Fort Worth-headquartered independent auto financing company. The AmeriCredit operations center takeover has been at the bargaining table roughly three months.

The sale-leaseback is BentleyForbes' third acquisition in recent months, taking the Greater Dallas portfolio to more than 1.1 million sf in six properties. And, says David W. Cobb, BentleyForbes' president and CEO, the investment group isn't done buying in the metroplex. "BentleyForbes sees long-term potential in owning commercial real estate in the Dallas metroplex and will continue to pursue acquisitions in the local market when appropriate," he says in today's press release. "The quality of this asset coupled with AmeriCredit's long-term lease commitment at the property made this transaction uniquely attractive."

The latest purchase is a suburban office building with a $28.1-million assessment and 25.44-acre toehold right along Interstate 20. The six-year-old building is a four-time TOBY winner.
