Currently, 1434 Crossways is fully leased to global technology services concern EDS Corp., which subleases a small amount of that space to BT Conferencing, a division of the UK's BT Group plc. First Potomac represented itself, while CB Richard Ellis represented seller and developer Armada/Hoffler.

Sited on 18 acres right off Interstate 64, 1434 Crossways was developed in 1999 as an approximately 104,000-sf building. It was expanded with the addition of the second building in 1999, linking the two by an atrium and increasing the total square footage. "Our past experience with the seller and the selling broker, as well as our familiarity with the market, allowed us to move quickly to secure the property," First Potomac chief investment officer Nicholas R. Smith notes.
