PRINCETON, NJ-Palmer Properties LLC, a local group, is set to start construction on Hulfish North, a 100-unit active adult community set atop parking decks in this Ivy League community's CBD. The developer is looking to start work in early 2006, with completion targeted for a year later.
The project had been in the works for at least 15 years before getting final approval from the Princeton Regional Planning Board earlier this year. Earlier versions of Hulfish North were somewhat larger in scope, and other issues included design factors and inclusion of an affordable housing component. In the final plan, 10 of the flats will be designated as affordable. The cost of the project has not been released.
Located within Palmer Square, a commercial focal point near the campus of Princeton University, Hulfish North will consist of 81 condo flats and 19 townhomes. The property runs along the city's Paul Robeson Place between Witherspoon and Chambers streets.
"Basically, we're creating a residential component for a revitalization plan that has already come to fruition," says David J. Minno, a principal of Minno & Wasko, whose Lambertville, NJ-based firm is the architect for the project. "Restaurants, retailers, the Ivy League culture and a commitment to the arts are all here." The project also includes three public walkways, which are being designed by Stearns Associates of Stockton, NJ.
