Orion, a third-party logistics provider that uses offshore contract manufacturing facilities, leased 47785 Fremont Blvd. a 97,502-sf freestanding building in ProLogis' Hayward Industrial Center. The firm's broker, Colliers SVP Todd Severson, says Orion was a long-time tenant in a ProLogis development in Hayward until two years ago, when it acquired a building in Richmond. It recently decided to sell the building in favor of a better suited, more functional facility, he says.

"The solid relationship between ProLogis and Orion, and the appeal of moving back into a desirable Hayward location, were significant factors in the company's decision to move after such a short stay at the Richmond location," says Severson, who could not be reached for additional comment.

In the other deal, which Oakland Packaging & Supply leased 92,208 sf in Richmond's Regatta Business Center, a two-building, 410,000-sf multi-tenant industrial center. Severson says the company is currently located in Richmond, about one mile away from the Regatta Business Center. The center owner is Channel Properties.

Severson and fellow Colliers broker James Bohar represented Channel Properties. Jeff Leenhouts of BT Commercial represented Oakland Packaging & Supply.
