The 1.1-million-sf Alliance Logistics Center is located in the second zone of Warsaw's industrial market, which is an area defined as between 15 km to 30 km from the city center of Warsaw. Major tenants in Alliance Logistics Center include Delphi Automotive, Nitech, McLane, Bayer and Danone.
Colliers International represented Papyrus. According to Colliers broker Renata Osiecka, Papyrus wished to store its products as close to Warsaw as possible. The capital city is the primary market for Papyrus's operations, she says.
The second zone of Warsaw's industrial market is the largest in terms of modern warehouse space. The most active developers in the second zone are Menard Doswell, ProLogis and Parkridge CE Developments, says Osiecka.
Vacancy in the second zone is 9% according to the 2Q 2005 update by Colliers International. Despite that, Osiecka says space is quickly absorbed by tenants operating on the local market, in part due to the area's less expensive occupancy costs. Rent levels there range from €3.30 to €3.40 per sf per year.
