MONROE TWP., NJ-Edgewood Properties will begin construction this fall on Applegarth Professional Center, a 125,803-sf mixed-use complex that will combine medical arts office space with a retail component. The medical arts portion of the project will consist of three, three-story office buildings of 30,000 sf each.

About one-third of that portion is already leased pre-construction, according to Jack Morris, president of the Piscataway-based Edgewood. CentraState Health Care Systems has signed on for 30,000 sf. The cost of the project has not been released.

As far as the rest of the office space, "we are also finalizing leases with several nationally known healthcare specialists," Morris says. "The project will be close to 50% leased prior to the state of construction."

The retail portion of Applegarth Professional Center will be anchor by a 13,103-sf CVS Pharmacy, according to Morris. The project also has two available restaurant sites of 6,300 sf and 6,400 sf, a 4,000-sf bank and about 10,000 sf of supporting retail.
