Merkle Direct Marketing was won over by the raised computer floor and the buildings instant office potential when it inked a three-year lease at 500 Nickerson Rd., Robert McGuire, senior vice president with CB Richard Ellis/Whittier Partners, tells GlobeSt.com. "It was really the infrastructure that set us apart."

The lease brought the two-story, 75,000-sf office building to 50% occupancy. Although terms of the arrangement were not released, McGuire says office space in the Marlborough area rents for between $14 and $17 per sf.

The building is part of the seven-building Marlborough Corporate Place, an 85-acre master-planned campus comprising set in a wooded setting and located one mile west of the intersection of Interstate 495 and Route 20. McGuire along with Chris Tosti, Robert Walles and Matt Flaherty, all with CB Richard Ellis, handled negotiations for the owner, Glenborough Properties LP. The tenant was represented by Paul Simard of Simard Co. LLC.
