IRVING, TX-TJ Maxx has re-upped a 25,356-sf spot in Beltline Village Shopping Center, pledging to stay another five years and keeping the asset at 85% occupancy.
The anchor tenant for the past 15 years represented the largest renewal on the books for this year in the 75,921-sf shopping center at 3445 N. Beltline Rd., Michael Foster with Property Advisers Realty Inc. in Irving tells GlobeSt.com. "Nothing's a given, but we were pretty confident in it," he says. Not only did he and Jerry Reis, Property Advisers' owner, put the anchor tenant to bed, but they are in final talks with a couple new tenants that will push occupancy above the 90% mark, according to Foster.
Owner Madison Beltline Investors Ltd. of Dallas has a $13 per sf quote hanging on the inline retail space. An open end cap is running in the upper teens to low $20 per sf.
