"Many of the buyers are small business owners who have decided owning is more cost-effective to their business at this time than leasing," Dean Fritchen, a senior associate in the Winter Park office of Coldwell Banker Commercial NRT, tells GlobeSt.com.

Except for an 80,000-sf building and a 60,000-sf structure, the 10 properties averaged only 22,563 sf per building. CNL West Town Ltd. sold the 80,000-sf building and 11 adjoining acres for $12.95 million, or $161.88 per sf, to a private investor. The property is at 351 State Rd. 434 in suburban Altamonte Springs.

Lucien Way LLC of suburban Maitland paid California-based Folsom Partners $5.78 million, or $96.33 per sf, for the 60,000-sf building at 2200 Lucien Way in Maitland. A 20,000-sf building at 10244 E. Colonial Dr., Orlando went for $2.35 million or $117.50 per sf. Colonial Plaza LLC bought the building from C.D. Miller & Partners LLC.

William Woodard of Highlands, NC snapped up an 18,000-sf building and 3.5 acres at 4832 N. Orange Blossom Trail for $1.85 million or $102.77 per sf. Orlando-based Capital Restaurant Supply was the seller. David Maloney paid Robert Behe $850,000, or $56.17 per sf, for a 15,133-sf office and warehouse structure at 811 Wilma St. in suburban Longwood. Also in Longwood, a private investor paid Suarez-Dean Investment Co. $650,000, or $55.55 per sf, for an 11,700-sf office and warehouse building at 355 Ronald Reagan Blvd.

In suburban Winter Park, the Lester E. Ginkel Trust purchased a two-building, 6,885-sf medical office site at 132 and 200 Benmore Dr. from Stadlen Holdings 213 LLC for $1.95 million or $283.22 per sf. Also in Winter Park, Ewing-Winn Properties paid Estella Holdings LLC $1 million, or $263.15 per sf, for a 3,800-sf building at 1350 S. Orlando Ave.

Orlando lawyer Frank Eidson paid Clashmore Properties Inc. of Bronxville, NY $800,000, or $156.61 per sf, for a 5,108-sf building at 345 N. Orange Ave. in the Downtown Orlando. American Quick Sign Co. of Orlando sold its 5,000-sf building at 2001 N. Orange Blossom Trail to Alexander MacKinnon of Tampa, FL for $500,000 or $100 per sf.
