"We did a pretty good search all over Tarrant County," says Kirk Kelly with NAI Stoneleigh Huff Brous McDowell in Fort Worth. He tells GlobeSt.com that Stroud's relocation represents a sizable expansion that was in the planning when XTO Energy Inc. bought its present location at 201 Sixth St. and started to make plans to raze it. The final decision will seat Stroud in about 80% of the 38th floor of the one-million-sf CBD high rise at 801 Cherry St., where the quoted rate is $18.50 per sf plus electric.

"XTO bought their building so that provided us with an easy out," Kelly says. Stroud has been a tenant in the former Rattikin Title Building since the late 1990s.

Besides Kelly, the NAI Stoneleigh team included principals Kyle Poulson and Jack Huff. Rick Hopwood with Houston-based PM Realty Group's local office represented the building owner, Prentiss Properties Ltd. Inc. of Dallas.
