Although terms of the lease were undisclosed, asking rents were $32 per sf. David Levy and David Menaged of Adams & Co. represented both the tenant and landlord.

The children's and infants apparel and accessories company manufactures playwear, swimwear, sleepwear and outerwear. In addition to its own brands, the company's licenses include Winnie the Pooh, Spiderman and Thomas & Friends. "The Fashion District specialty buildings each are known for their particular niche," says Levy. Bentex joins children's wear companies at 34 West 33rd Street including Fishman and Tobin, Catton Bros, Baby Fair, My Boy Sam, among others.

Adams & Co. recently brokered a seven-year, 6,841-sf lease at the 217,321-sf 1384 Broadway for Gilyard Manufacturing LLC, a new urban-wear company that will use the space for its general and executive offices. The Gilyard label will be launched from the showroom, which occupies the entire 23rd floor of the building. Gilyard is expected to debut in stores in the spring of next year.

David Menaged of Adams & Co. represented the tenant. Mark Salmon of Helmsley-Spear Inc. represented the owner. Although terms of the lease were undisclosed, asking rents were $35 per sf. "The tenant is in the right place to launch his label," says Menaged.
