CHINO HILLS, CA-Principals of Hazelrigg Risk Management, a workers compensation claims management company, have acquired a 5.4-acre parcel at Fairfield Ranch Business Center for a new headquarters of 30,000 sf to 40,000 sf. The company bought the land for approximately $2.6 million from On Fairfield Ranch LLC.The buying entity was Lenare LLC and the property is situated near the intersection of Fairfield Ranch Road and Central Avenue. The developers of Fairfield Ranch are Los Angeles-based IDS Real Estate Group and Xebec of Los Angeles.Maz Shauk, director of marketing for Los Angeles-based IDS, reports that the sale means that all available acreage in the 20-acre business park is now committed. Shauk represented On Fairfield Ranch LLC, with the buyers represented by Tim Pimentel and Kyle Kehner of Cushman & Wakefield's Ontario office.Hazelrigg, which is one of the leading workers' compensation claims administrators in California, is now located in nearby Chino. The company, which has offices in San Diego, Sacramento, and Oxnard, expects to employ approximately 60 workers at the new Chino Hills facility.Fairfield Ranch Business Center is one of the first industrial parks to be built in Chino Hills. The $13.5 million development features 22 industrial condominiums ranging from 2,700 sf to 6,900 sf, and Shauk reports that 19 of the 22 units are already committed. Two remaining parcels of approximately one acre each, designated for restaurant and retail use, are currently under contract.The concrete tilt-up industrial condo units are priced from $407,000 to $906,000. IDS is one of a number of firms that have developed industrial condos in Southern California of late to meet the market for modern owner-user buildings. The Fairfield Ranch condos, for example, feature extensive landscaping, generous exterior lighting, 1,000 sf of office space, men's and women's restrooms, coffee bars, fully sprinklered offices and warehouses, 16-foot minimum warehouse clearance, 200 amps of power and 2.6 parking spots per 1,000 sf of building area.
