Eduventures provides research and analysis for the education market. "They were very impressed with the building," Jim Boyle, with the Trammell Crow Co.'s local office tells GlobeSt.com. Boyle, who handled the lease negotiations for the tenant along with colleagues Peter Farnum and David Boyle, says Eduventures searched the Back Bay and downtown Boston market for about six months before settling on 99 Summer St., which spans both Downtown Crossing and the Financial District. "They wanted a building that could accommodate their growth and reflect their evolution into an even more sophisticated and national company."

Although terms of the lease were not made public, Boyle says the property, which is almost fully occupied, generally rents for about $30 per sf for mid-rise space rented on a direct basis. "What had great impact was the quality of the existing improvements and their ability to leverage (sublessor) AIG's investment in building out the space," Boyle notes. AIG was represented by Larry Epstein of Meredith & Grew.
