Based on the current demand for a condominium living style, locally based Phoenicia Development LLC and Unicorp National Developments Inc., the project's joint venture partners, anticipate the condos will be sold out before they are ready for occupancy in summer 2007. The JV has named locally based Vance Marketing Services to begin selling the homes at pre-construction prices of $350,000 to $1 million-plus for penthouse units.
"We're projecting to be 50 to 75% sold out by the time we break ground in February," says Krista Monteleone, managing director of Vance Marketing Services. The 26-acre Park Towers at Uptown Altamonte is part of the $250-million, one-million-sf, mixed-use development under way in the former Crane's Roost Park near the 1.3-million-sf Altamonte Mall in suburban Orlando.
The condo community will have 118 homes in each tower. The one-, two- and three-bedroom units will offer 1,017 sf to 2,324 sf of living area. The project will have a fitness center, swimming pool, concierge services, day spa and parking garage.
