The new lease expands the company's presence at the park by more than 5,000 sf. The company plans to relocate from 5 High Ridge Park to 2 High Ridge Park. Walker Digital has leased the ground floor and lower level of the building, making it the largest tenant at 2 High Ridge. The deal brings the 31,500-sf building to 100% occupancy.
Stuart I. Romanoff, executive vice president of Cushman & Wakefield of New York along with executive director Paul Kauffman and senior directors Stephen Baker and Maureen O'Boyle and associates Adam Klimek and Mikael Levey of Cushman & Wakefield of Connecticut served as the leasing team for the ownership which consists of George Comfort & Sons of New York City and Angelo Gordon's Core Plus Fund. "Walker Digital wanted to remain at High Ridge Park but required additional space," Baker says. The company had studied some properties in Stamford and Norwalk before deciding to expand at High Ridge Park, he adds.
Currently, there is approximately 300,000 sf of available space at the 572,823 sf-office park. Cadbury Schweppes, which relocated to Rye Brook, NY, formerly occupied approximately 200,000 sf of the available space. A significant chunk of the remaining availability is currently being leased by the Synapse Group, which is scheduled to relocate to approximately 74,000 sf of space at 225 High Ridge Rd. later this year.
The ownership of High Ridge Park is currently working on a multi-million dollar interior and exterior renovation that should be finished by sometime next year. "Interest in High Ridge Park has increased significantly now that the interior and exterior renovations are progressing and nearing completion," says Peter Duncan, president of George Comfort & Sons. "We expect that the momentum will continue with the signing of several new leases in the coming months." C&W's Baker says that there are currently leases out for approximately 45,000 sf of space at the park that should be finalized in the next few months.
