KENDALL, FL-Coral Gables-based Codina Group will break ground by year-end for Mission Bell Park, an eight-story, 318-unit condominium building at 9100 N. Kendall Dr. in the East Kendall submarket. Units range from 800 sf to 1,500 sf and are pre-selling from $300 to $400 per sf, according to Chris Cobb, VP of Codina Residential.

He tells GlobeSt.com the facility is 70% sold, "to a mix of young professionals and empty nesters, primarily of people moving away from the more congested areas of Kendall to a more traditional neighborhood. Yet, they still want easy access to South Miami and convenient shopping minutes from Dadeland Mall. They are end-users rather than investor-speculators," he adds. Miami-based Esslinger-Wooten-Maxwell Realtors is the exclusive marketing agent.

The units include one-, two- and three-bedroom layouts. There are approximately 40 units per floor and the community also contains a pool and clubhouse. The design is Mediterranean style, and the architect is Miami Lakes-based Cohen Freedman Encinosa & Associates. Cobb anticipates completion with the next 16 months.

Cobb declines to disclose the estimated construction cost. The land is a vacant, wooded area, long-owned by the locally based Scutieri family, which owns a hotel nearby and is a minority partner in the Mission Bell Park development.
