KoolConnect inked the deal with sublandlord Parametric Technology Corp., which had previously leased the entire 381,000 sf, three-story office from Boston Properties, John Butterworth, senior vice president with Meredith & Grew's Boston office, tells GlobeSt.com. Although the building, which was built in 2000, is fully leased, Butterworth says there is still about 25,000 sf of sublease "plug-and-play" space available at rents ranging from the low to mid-$20s per sf. Butterworth represented the tenant. Parametric was represented by John Boyle and David Boyle with the Trammell Crow Co.

Terms of the KoolConnect lease were not made public. The firm recently purchased a business unit from General Dynamics, which necessitated the move.
