"Our biggest asset in winning the deal was the way our building worked for them," Jeff Thornton, senior leasing representative for the Indianapolis-based Duke Realty Corp., tells GlobeSt.com about the renewal for "as-is" space in Two Valwood at 13921 Senlac Dr. Balcones' broker is Buddy Turner, senior vice president and industrial division director for Dillon Corporate Services/Cresa Partners, a Dallas dealmaker known for driving hard bargains. Two Valwood's quoted price hovers $4 per sf, triple net. "We just did a straight-up renewal," Thornton says.

The Balcones renewal keeps the 126,800-sf building at 100% occupancy. The recycler shares the rail-served structure with local firm, Paragon Distributing Co.
