Strategic Partners Inc. took title to Building 3 at 4715 Mountain Creek Parkway, a 16-acre development within eyeshot of Interstate 20. The development and extra land are assessed at $9.2 million by Dallas Central Appraisal District. The final price for the exchange is being kept under wraps by the buyer and seller, the Sacramento-based Panattoni Development Co.
Jon Napper, Texas partner for Panattoni, has confirmed for GlobeSt.com that the deal did close in recent days. Tom McCarthy with Dallas-based Staubach Co. represented the buyer for the sale as well as the lease, which was struck in late 2003.
The Southwest Dallas facility is Strategic Partners' national distribution center, which replaced five locations in its home state when it opened early last year. The building rose with 10 years of abatements due to its positioning in an Enterprise Zone. Its location also includes a Triple Freeport exemption. Strategic Partners, with customers in 14 countries, manufactures and distributes medical and school uniforms for Wal-Mart, Cherokee, Classroom and Tooniforms apparel and Rockers footwear.
