FORT WORTH-With two leases still at the bargaining table, Sundance Square Management Co. has sealed a deal to fill one of three restaurant openings in its 20-block, mixed-use, CBD turf. Piranha's Killer Sushi, planning its second location in the metroplex, is getting ready to retool 2,820 sf of class A restaurant space.
Negotiations to backfill the spaces, totaling 11,220 sf in a historically 100%-leased Sundance Square, began as soon as Planet Zolon, a Dallas-based restaurateur, declared it was pulling out of Fort Worth. Piranha's Killer Sushi is taking Zolon's spot at 335 W. Third St. Talks are under way with restaurateur Patrick Colombo to open a Fort Worth Ferre in 4,400 sf at 215 E. Fourth St., formerly Angeluna's, and Alberto Lombardi, also a Dallas figure, is looking to put a Taverna pizzeria in 4,000 sf at 450 Throckmorton St., once filled by Zoe-Italian. If the deals play out like others in the square, the terms will be at least five years.
Sundance Square houses 25 restaurants, of which 22 are still open. Meanwhile, the Tower, a condo project with street-level retail space, has opened doors on a Potbelly's and Qdoba Mexican Grill is talking for a spot.
Sushi chefs Kenzo Tran and Tommy Le will open the Sundance Square Piranha's in December. The duo's 851 NE Green Oaks Blvd. in Arlington is recognized as one of the best sushi restaurants in Dallas/Fort Worth. The Vietnam natives first met in Palm Beach, FL and took different career paths but ended up together again in North Texas. Tran's background includes French and Italian culinary training. "We're not afraid to get a little creative," he says. "In fact, we think that's what separates us from the other sushi restaurants in the area."
