FAF has been a tenant at the 245,000-sf building for more than 15 years. JoAnn McGrath, director of leasing, says tenant retention is high on the priority list at Merritt 7. "FAF was equally as anxious to remain at 401 Merritt 7 so they renewed 14 months prior to expiration." The 401 Merritt 7 building is now fully leased.

Arch Chemicals, a spin-off of the Olin Corp., has been a subtenant at Merritt 7 Corporate Park for 10 years. Tom Pulie and Eric Mockler of USI represented the tenant. The Merritt 7 Corporate Park is 96.7% leased. It major tenants include General Electric Capital Corp., FactSet Research, Kodak, LaSalle Bank and Marsh, USA.

The Merritt 7 Corporate Park is owned by Merritt 7 Venture LLC, a joint venture between the New York State Teachers' Retirement System and Fairfield Investors. ING Clarion Partners LLC is the asset manager of the complex.
