GlobeSt.com recently reported that Birtcher acquired the former regional headquarters of Bloomington, IL-based State Farm Mutual Insurance Co. for $29 million. Birtcher will raze the property, which sits on 20.5 acres at 3333 Hyland Rd., beginning in October.

The development firm, a Brandon Birtcher Co., will begin work on an eight-building, 300,000-sf South Coast Home Furnishings Centre in the first quarter 2006. Construction of the home furnishings center is scheduled to begin in the first quarter of 2006, with the opening slated for the first quarter of 2007.

Birtcher is calling its project "the largest collection of home furnishings retailers in Southern California." It has leased 55% of the project to tenants that, in addition to Wickes and La-Z-Boy, include Banner Mattress, Creative Leather, Salmo's Furniture, Munro's Furniture, Easylife Furniture, Interior Surroundings, the Great Steak and Potato Co., Samurai Sam's and Taco Time.

The center will also feature additional home furnishings stores offering products ranging from tile, home theater, fireplace & barbeque, flooring, lighting, plumbing, appliances and accessories. Amenities will include a food court and a heavily landscaped promenade.

Brandon Birtcher, president and sole owner of Birtcher Development & Investments, says he envisions replacing the traditional "furniture row" with a "one-stop, purpose-built home furnishings," center. The project also promotes cross-traffic between the centrally located retailers, he says.

Birtcher has named the Lee & Associates team of Jim Snyder, Ken Gould, Andy Walburger and Mike Abel as leasing agents for the center.
