Britt Montt Inc., a general contractor and construction manager, is setting up shop in 21,697 sf of office/warehouse space at 1130 W. North Carrier Parkway on Grand Prairie's side of the Great Southwest line. The tenant, now exiting 6801 Bluff View Dr., signed a long-term lease for as-is space to push the 43,000-sf structure to 100% occupancy, David Dunn with Dunn Commercial LP in Arlington tells GlobeSt.com.
Dunn says the building, owned by Walter Hogg Partners of Dallas, has had the empty spot for nearly a year. He says the Britt Montt lease--a stair-stepped, direct deal--went full circle in roughly a month of talks, which opened with a $1.75 per sf net quote for the first year for any long-term pact.
"We are now seeing activity in the 20,000-sf range," Dunn says about a leasing uptick that's stirred up optimism among industrial brokers. "We're finally seeing some absorption out here."
