The availability of as-is space, quoted at 42 cents per sf gross, was the dealmaker for the radiator distributor, John Clark, an associate with NAI Houston, tells GlobeSt.com. "That and the price were attractive to the tenant," says Clark, who teamed with NAI Houston's Chris Caudill and Joel Michael to represent the tenant. Rives Nolen of Insite Realty Partners in Houston represented the local building owner of 10651 Harwin Dr.

The property is part of an industrial complex built during the late 1970s and early 1980s. Clark says the office/warehouse space was perfect for the radiation distribution company.

"There are a few of these shops in Dallas and he's ready to branch down here," Clark adds. "They're talking about possibly looking at another site in Houston in 2006."
