The planned 12-story, 240-foot tall office condo and retail building and the five-story hotel still need final approval later this month from Gwinnett County commissioners before the developer may break ground. Kim couldn't be reached by GlobeSt.com's publication deadline. However, area sources familiar with the project tell GlobeSt.com the developer is negotiating with New York-based Sheraton Hotels and Resorts on the hotel component.

According to preliminary plans filed with the county, the project will also have a fitness center, sauna, skin-care center, golf range, children's playground and about 40 shops and restaurants.
