Dan Lawson with Dallas-based Proterra Properties Inc. says Wasserstrom Co. exercised its right of first refusal on the balance of the building at 1201-29 Avenue R. He tells GlobeSt.com that the Columbus, OH-based Wasserstrom signed a long-term lease, with three years left to go on its old pact, to fence off the open space to guarantee expansion room for the regional distribution center.

Lawson says the deal was pulled together in "a week or two" after he told company execs that he'd lined up another tenant for the empty spot. As for the other prospect, he says "we're still working with them."

Lawson says Wasserstrom took down as-is space for the expansion, filling a vacancy created about a year ago when the Chesterbrook, PA-based AmerisourceBergen Corp. moved its distribution facility to AllianceTexas. Michael Quint with Jackson & Cooksey Inc. in Dallas was Wasserstrom's representative. The space was marketed at $2.50 per sf net.

In the 1960s, Wasserstrom cornered the restaurant chain market as a supplier of tableware and cookware. The 102-year-old firm maintains six manufacturing facilities and five US distribution centers to supply chains like Chili's, Boston Market, Kentucky Fried Chicken and Kroger.
