ATLANTA-Duke Realty Corp. and locally based Hartsfield Warehouse are jointly developing a build-to-suit 301,200-sf warehouse at Duke's Camp Creek Business Center. The 730,000-sf business center is about five miles west of Atlanta Hartsfield-Jackson International Airport in southwest Atlanta.
Duke officials didn't disclose the development cost of the project but area construction sources familiar with comparable jobs tell GlobeSt.com the estimated hard construction cost of the warehouse will be in the $40-per-sf to $50-per-sf range or an estimated total of $15 million. Hartsfield Warehouse expects to occupy the entire property when it is completed in February.
The cross-docked facility sits on 27.45 acres and will have 30-foot clear height ceilings, 62 overhead dock doors, two drive-in doors, 100 parking spaces for cars and 55 trailer spaces. Hartsfield Warehouse plans to use 8,000 sf in the warehouse as an office. The property will have two entrances off Camp Creek Parkway.
"Hartsfield Warehouse is one of the largest space users in the airport area and its owner, Mike Owens, felt it would be advantageous to be located in Camp Creek in order to meet its long-term growth plans," says broker Mike Spears of Colliers Cauble & Co. which represented Hartsfield Warehouse. Duke senior vice president Sam O'Briant represented his firm.
Also at Camp Creek Business Center, Duke has a 657,200-sf, cross-dock spec industrial building under construction. The building can be expanded to 1.2 million sf. Duke delivered a 607,000-sf warehouse and distribution center to Clorox in 2004.
