Brand Advantage selected the 12-story historic building situated between Government Center and the Boston Common after scouring the market for a site that would give it an upscale image, Nick Stavros, with Boston Realty Advisors, tells GlobeSt.com."We were originally looking in the Back Bay for something that would give them a presence as a national advertising company but we weren't able to find what we wanted in layout and price point in the Back Bay," says Stavros, noting that the office is the company's first in this country. "Even though this is a little more than a half mile away, it was exactly what they were looking for."
The building is 91% leased to tenants that include Archibus, Inc., the Massachusetts Voter Education Network, Unicco Service Co. and the American Cancer Society. It offered Brand Advantage an upscale location in a renovated building "with a lot of glass," a rare feature in three-year leases under 4,000 sf, Stavros says. "The space was already retrofitted and I think that helped because the client knew what they were getting."
Terms of the lease were not released, but Stavros says the property, which was acquired from Paradigm Properties in May by Meritage Properties LLC for $37.5 million, generally rents for in the high $20 per sf range. Stavros represented the tenant and Jen Daniels of Spaulding & Slye Colliers handled the lease negotiations for the building's owner.
