The deal is one of the largest in West Ventura County in 2005, according to John Ochoa of Colliers Seeley International, one of the team that represented landlord Kilroy. Ochoa notes that Kush Games was looking for a space to expand within Camarillo when it was acquired by NewYork-based Take-Two Interactive Software Inc.
After the New York firm bought Kush, the video games maker needed more space to accommodate its growth. The new lease doubles the size of the Kush headquarters space, where the company will occupy the entire top floor of the two-story Camino Ruiz building with freeway frontage signage visibility in a market with a 9.3%vacancy rate.
Ochoa and Grant Harris of Colliers Seeley International represented Kilroy Realty Corp., with Roger Beck and John DeGrinis of Colliers Seeley representing Kush. Since 2002, Kush has developed video games such as its ESPN NHL series. With the signing of its lease, the Camino Ruiz building is fully leased, with a tenant roster that includes Blue Cross, WellPoint and ADP.
