Primary Color's new building is on 2.5 acres at 401 Coral Circle, according to Luke Staubitz of the Klabin Co.'s Los Angeles office, who represented seller Sandwa Investors Inc. along with Klabin partner Harvey Beesen. The buyers were represented by Jerry Lederer of Jerry Lederer Real Estate.

Staubitz says that Primary Color plans a first quarter 2007 occupancy of the building after the existing tenant's lease expires. He adds that the new owner also plans improvements to the building.

The new Primary Color facility is a freestanding concrete tilt-up building with 20,000 sf of corporate offices and on-site parking for 100 cars. The property is near corporations including Xerox, Computer Science Corp. and Honeywell, as well as the Los Angeles Air Force Base.

In the Santa Fe Springs deal, Bob Morris of NAI Capital reports that YCI Inc. sold an 87,400-sf industrial building at 10609-10629 Forest St. to AMB Property LP for more than $6.3 million. Morris represented YCI and following the sale he represented the buyer in leasing the vacant 35,400-sf in the building.

In the Vernon transaction, Uno Clothing bought a 104,110-sf building at 2726 Fruitland Ave. from Royal Distributors for more than $6.1 million. Jim Halferty and Hovik Mirzoyan of the Commerce office of Lee & Associates represented both the buyer and the seller.
