"21 Custom House is an excellent boutique building for Spencer Stuart," Christopher Cuddy, with CB Richard Ellis/New England, tells GlobeSt.com. He says the firm, which was operating in 5,800 sf at 24 Federal St., was looking to expand when it found 10,000 sf of class A office space at 21 Custom House that allowed the company to move its expanded operation into a single floor.

Details of the lease were not released, but Cuddy says the office building, which is more than 95% leased to a number of law firms and financial institutions, generally rents for about $34 per sf.

Cuddy handled the transaction for the tenant while David Martel, with Cushman & Wakefield's Boston office represented the landlord, AMAN, Inc.
