The building, at 2610 Conejo Spectrum St., will serve as the headquarters and as a distribution facility for Zaken. It is part of a two-building project developed by Panattoni , with the other building occupied by DVD distributor Ventura Distribution.

The sale represents one of the last new buildings to be sold in an area with little or no available land, notes DeGrinis, who says that Zaken acquired a building that was developed as shell space so that the buyer could make custom improvements. In addition, the location provides access to the 101 and 23 freeways and is within the master-planned50-acre Conejo Spectrum Business Park.

Along with DeGrinis, Roger Beck of Colliers Seeley represented Panattoni, with Larry Heller of Paramount representing the buyer. DeGrinis says that Zaken will relocate its current Chatsworth headquarters to the new facility once its old lease term iscomplete. In the meantime, the firm will improve the newly acquired building with 10,000 sf of office space.
