Brinderson will occupy the first floor and lease out the other two floors of the three-story structure, a class A property that is known as the Optum Building. The building is situated near South Coast Plaza and the 405, 55 and 73 freeways.
Meisenbach and Garbutt represented the seller, with Brinderson represented by Gary Allen of Grubb & Ellis. Brinderson is a full-service engineering, design and construction firm.
The Brinderson transaction was one of a spate of office sales and leases closed lately in Orange County, where the office market has been gaining strength steadily for several years, according to statistics from Voit Commercial Brokerage. Among the recently closed deals were five in which Voit was involved in Newport Beach, Santa Ana, Mission Viejo, Placentia and Irvine.
In the Newport Beach deal, the Rule Group Associates LLC acquired a 13,316-sf building at 3620 Birch St. from S-Squared LLC for $4 million. Greg Marshall of Voit's Irvine office represented the buyer, with Chris Deason of Voit's Irvine office representing the seller.
In the Santa Ana transaction, Continental Republic Properties LLC bought a 20,860-sf building at 2001 E. Fourth St. from Partnership 2001 for $2.6 million.The seller was represented by Alan Pekarcik, Dan Vittone, Rob Mitchell and Chris Latta of Voit. The buyer was represented by Ira Morsh of Keller Williams Realty.
In the Mission Viejo sale, Exodus Properties LLC acquired a 3,415-sf building at 25982 Pala Suite 100 from Mission Hills Medical Center for $1.2 million. The buyer was represented by Marshall, with the seller represented by Kaye T. Wing of Lee.
In the Placentia deal, Carl Warren & Co. bought a 15,665—sf single-tenant building at 770 S. Placentia Ave. from VMA-SF Properties LLC for $3.1 million.The seller was represented by Louis Tomaselli, Mitch Zehner and Mike Boomer of Voit's Anaheim Metro office, with the buyer represented by Jeff Von Stein and Randy Parker of Travers Realty.
In the Irvine sale, KGL Partners Inc. signed a five-year, $1.1 million lease on a 7,628-sf building at 3333 Michelson Drive. Steve Lane of Voit's Irvine office represented the tenant, with landlord Maguire Partners represented internally by Greg May.
