Houston-based Merchants Metals Products Inc. is in the process of moving its North Texas operation into 2300 E. Pioneer Dr. and plans to upgrade the space at a later date, Jean Russo with Cushman & Wakefield of Texas Inc. tells GlobeSt.com. The dealmaker for the stair-stepped lease was the size of the tract, which is paved and fenced. She says the fencing company looked at all options in the past six months, including a build-to-suit. "That building was on the ground now and it worked," she says.
Merchants Metals Products is relocating from 4030 Halifax St. in an early exit by just a couple months, according to Russo, who teamed with C&W's Philip Price and Joe Peddie to secure the site. The owner, Bradco Supply Corp., bought a larger building a block away. The CB Richard Ellis Inc. team of David Easterling, Steve Berger and Matt Smith represented Bradco, a roofing company, which had the asset on the market for $4 per sf gross.
