MIAMI-Phase I of locally based Lennar Developers Inc.'s Colonnade has broken ground with 85% of its 146 condo units sold out. This is one of four 10-story Mediterranean style buildings with an aggregate of 555 residential condo units planned for the 9.5-acre parcel at 7240 SW 82nd St. in the Downtown Kendall area near Dadeland Mall.

Positioned by LDI as a gated enclave of "affordable luxury" in an urban setting, units range from 900 sf to two-story penthouses and townhouses ranging from 1,293 sf to 2,373 sf. There are 10 different floor plans, and prices begin in the $500,000s and reach to the $600,000s. Phase I is scheduled for completion by March 2007. Phase II is scheduled to break ground soon, but no date has yet been disclosed.

The complex will also include pedestrian walkways, a one-acre park, pool, fitness center and ground-floor retail. LDI principals declined to disclose the construction cost. The architect is locally based Bermello-Ajamil & Partners. Moss & Associates, also based here, is the general contractor, and North Miami Beach-based Witkin Design Group is the landscape architect. Davie-based Morris Design Group USA is the interior designer, and International Sales Group is handling marketing and sales.

LDI is the condominium building division and a wholly owned subsidiary of Lennar Corp., the locally based homebuilder. LDI president Carlos Gonzalez was unavailable for a scheduled conference call with GlobeSt.com because of the power outages caused by Hurricane Wilma.
