Raw Materials Corp., which has its main office in the 2729 W. Airport Freeway building, spent six months searching the market and negotiating the new flat-rate lease with the New York City owner's broker. "Part of the driving force was the hazardous materials storage that we had put into in their space," Tom Dodge with the Arlington office for Dallas-based Trammell Crow Co. tells GlobeSt.com, pointing out that to duplicate the "hazmat" area would be costly as would any relocation.

Dodge says the 20-year-old firm, which has been at the site several years, held onto the same amount of industrial space in the 91,800-sf building. The deal keeps occupancy at 86%. The remaining 12,000 sf is on the market for $4 per sf, triple net. Jim Ferris with Dallas-based Bradford Cos. represented the tenant. J. Cannon Green, who recently left TCC for Denver-based Dividend Capital Inc., was part of the initial talks, but Dodge put it to bed.
