"We looked at a few class A properties in the area, but in the end it made sense to stay and refurbish their existing suite," Ed Pachecano, director of brokerage services for the John Bowles Co. in Dallas, tells GlobeSt.com. Negotiations went full circle in four months for the ninth-floor office at 13760 Noel Rd. in North Dallas.
The seven-year tenant, who last renewed in 2001, held onto the same size office in the 11-story building. The 248,677-sf structure, marketed at $18 per sf to $18.50 per sf, has 113,959 sf empty, according to the North Texas Commercial Association of Realtors' database.
Trammell Crow Co.'s Barbara Bennett represents the building owner, ECOM Real Estate Management Inc. of Dallas. All Pachecano will say about the deal's economics is "the market is very competitive for good credit, quality users in the 10,000-sf to 20,000-sf range in the Quorum/Bent Tree submarket. It was in the best interest for all parties involved to keep them in Stone Tower."
